For the most elite locations in Dalmatia you will pay 5,000 euros per square metre. Most expensive are houses near the sea.
The price of real-estate in Dalmatia has continued to grow in the past several months. The prices for the most elite locations have grown to 5,000 euros per square metre, Slobodna Dalmacija writes.
Estonians are buying the most expensive real-estate in Split, followed by English noblemen and moguls, the Irish and Russians who prefer the Primosten area, while Slovenes like Solta.
But, not all real-estate prices in Dalmatia are growing, says Smiljana Trgo, owner of the oldest Dalmatian real-estate agency in Dalmatia, Trgostan.
Real-estate that is different and increasingly rare get the highest price. People seek houses adjacent to the sea, especially if they are on a lot big enough that you do not look into your neighbour’s yard.
Small fishing houses in island coves also have a high price. Such houses that are difficult to get to from land are rare and most sought after by buyers who have the money and want peace and quiet.
The interest for apartments, houses and offices in Split’s old city core is also on the rise. An apartment of 60m2 on Split’s quay was recently sold for as much as 30,000 euros.
Asked whether Split would soon turn into a ghost town, Trgo said no because locals had recognised the value of the Dioklecian palace and the narrow city core on time. They bought apartments there two, three years ago and turned them into two or three-room apartments. The larger apartments were turned into B&B’s with seven or eight rooms.
The English are buying most houses and apartments in Trogir. They also bought most real-estate in Ciovo, all the way to Primosten. In the last couple of months, Russians have also appeared looking for more elite houses.
The Italians have also started buying real-estate in Dalmatia recently. They sent real-estate agencies inquiries about locations, but they seem to have got here too late because the best locations have already been sold or are waiting for people with bigger pocketbooks.
